Buying, selling, or somewhere in between — I bring patience, systems, and a process built around your outcome, not mine.
How I Can Help
For Buyers
Whether you're buying your first home, relocating for a PCS, or moving up to something bigger — I bring patience, market knowledge, and a process that doesn't rush you toward a decision you're not sure about.
For Sellers
Every seller I work with gets a choice: a guaranteed cash offer, an aggressive re-list, or a hybrid that gives you both a floor and upside. Most agents show up with a CMA. I show up with a strategy.
For Downsizers
You've built something in this home. Leaving it — and finding what comes next — is one of the most significant moves you'll ever make. I treat it that way. No artificial urgency. No pressure.
About Shanu
I was born in Moscow, Idaho, raised in Bel Air, Maryland, and have been in the DC Metro area since 1990. I earned a Computer Science degree and MBA from the University of Maryland, then spent seven years as a database administrator — including consulting engagements at the Department of Defense through Oracle.
Real estate found me in 2002 when the tech bubble burst. I became an investor first, a licensed agent in 2009, and since then I've worked both sides of the table — including nearly 100 short sales, about a fifth of them for military families navigating financial stress and a PCS at the same time.
I live in Anne Arundel County's Two Rivers community with my wife and daughter. I volunteer at the elementary school. This is my market — not just professionally, but personally.
"I care about relationships, not transactions. That's the agent I am — and that's the business I'm building."— Shanu Srivastava, Samson Properties
I once spent a full year helping a couple — friends of mine — find a home they could both agree on. The wife spent twelve months going to open houses. I stayed with them the entire time.
The commission was never going to be worth the hours. I did it anyway. That's how I actually operate.
Most agents push you to make a decision this weekend. I'm not that agent.
What Makes This Different
The Investor Bullet
Most agents have "investor partners." I've been buying, selling, and holding real estate since 2002 — seven years before I got my license. When I tell you what an investor will pay, I know because I've done it myself. That's the foundation of the cash offer network I bring to every seller appointment.
The Tech Bullet
Seven years as a database administrator at Oracle — including DOD consulting engagements — means I think in systems, data, and process. I use AI, automation, and modern tools in a real estate world that still runs on gut and paper. For military families and remote buyers, this is a structural advantage.
The Negotiation Bullet
Most agents arm-wrestle over dollars. I figure out what the client actually wants — timing, certainty, the right exit, a clean break, peace of mind — and engineer the deal around that. This is why divorce sellers, military families, and downsizers stay through complex transactions: the negotiation serves their real goal.
The Market
From Annapolis to Fort Meade, Severna Park to Odenton, I know this market at the neighborhood level — schools, commutes, price trends, and which streets you actually want to live on.
